We offer a range of beautifully designed homes: stylish Studios, flexible 1, 2 and 3bedroom apartments, spacious 4 bedroom townhouses, and our exclusive Penthouses. Each is fully furnished and designed with contemporary finishes.

Are the apartments furnished?

Yes - all apartments are fully furnished with high-quality, contemporary furniture. Sofas, dining tables, beds, and wardrobes are included, so you can settle straight in.

Do you offer virtual tours?

Yes, you can explore New Fountainbridge from wherever you are with our immersive online tours.

Can I decorate or add my own furniture?

Absolutely. While apartments come furnished, you’re welcome to add your own touches - from artwork to soft furnishings to make the space feel personal. If you’d like to bring larger items of furniture or make further changes, please speak to our community host team.

Is New Fountainbridge family-friendly?

Yes. With 2 and 3 bedroom apartments plus 4 bedroom townhouses, our development is ideal for families. The landscaped courtyard and canal paths offer safe outdoor space, while Edinburgh’s schools, shops, and transport links are all nearby.

Are pets welcome?

Yes, we’re proudly pet-friendly. Pets are part of the family, and we’ll happily welcome them at New Fountainbridge. Have a look at our pet policy for more details.

Where is New Fountainbridge located?

We’re right on the Union Canal in central Edinburgh, close to Haymarket, Fountain Park, and the city’s West End. It’s the perfect balance of canalside calm and city convenience.

Is there parking?

Yes, limited resident parking is available, and secure bike storage is provided on site. Parking is at an additional cost.

What public transport is nearby?

Haymarket Station is a 10-minute walk, with excellent train, bus, and tram connections across Edinburgh and beyond.

What’s included in the rent?

Your rent covers your fully furnished apartment, access to all resident amenities, and our on-site services. Utilities (gas, electricity, water, broadband, and council tax) are paid separately by you.

Do I need a guarantor?

If your income doesn’t meet the affordability criteria, or if you’re a student or self-employed, you may need a guarantor.

Is a deposit required?

Yes. We ask for a refundable security deposit, which is legally protected under a government-approved Scottish tenancy deposit scheme.

How do I end my tenancy?

Under the PRT, you can give 28 days’ written notice at any time. There are no fixed end dates.
